Power Washing? Soft Washing? Pressure Washing? While all these terms are synonymous with each other, They all fall into the same category of exterior cleaning. It wasn’t until recently ‘Soft Washing’ became a popular term, when in fact companies in the exterior cleaning industry have been performing the same ‘Soft Washing’ services for Decades. ‘Soft Washing’ is defined as a Method of Application, not equipment. It’s the concept of using Lower Pressure and Specific Cleaning Solutions to get surfaces cleaned vs using High Pressure and Water Alone. While some hard surfaces like concrete, brick, and stone may require higher pressures to come clean, other surfaces like Homes, Siding, Stucco, and even Roofs definitely require a softer approach to ensure that things are not being damaged by the excessive use of high pressure and water alone. Our multi-step process begins with pre-wetting all surfaces to be cleaned. This step not only protects sensitive materials like landscape features and siding, but also helps the cleaning solution to work more effectively by reducing the surface temperatures to prevent flash drying, saturate porus surfaces, and aid in the rinsing process. The first cleaning solution we use is sodium hypochlorite based and works to break down the Mold, Mildew and Algae on the exterior surfaces of your home. Once this solution has had time to work, we use low pressure to remove it. The second step in our process is applying a heavy waxing neutralizing soap. This soap nullifies the effects of any sodium used in our initial cleaning solution, while also enhancing the shine on exterior windows, trim, and metals.
Why is Sodium Hypochlorite for soft washing recommended?
Sodium hypochlorite is commonly used as a disinfectant/algaecide because it is highly effective at cleaning organic growth. When used in conjunction with professional specially designed surfactants and water, the solution is an excellent soft wash cleaning agent. Sodium hypochlorite will eliminate algae, bacteria, mold, and other impurities, while the surfactants lift the organic material from the surface, and water rinses it away with no need for harmful high pressure washing against the delicate materials on your home. We work with a specific surfactant product that actually enhances the cleaning effects of Sodium Hypochlorite on organic growth so that it can be used at a lower concentrate. This product also contains a pleasant Fresh scent and also has Rinse Aids that helps remove the organic matter safely and efficently. Sodium hypochlorite is completely water-soluble, and will revert back to the basic element of salt within a very short time frame. It is the primary solution also used to disinfect and maintain swimming pools.
It is crucial to comprehend the appropriate quantity of sodium hypochlorite solution for soft washing. After an initial cleaning with our sodium hypochlorite cleaning solution, we apply this heavy waxing neutralizing soap to all cleaned surfaces to get rid of any remaining sodium content from our cleaning solution. This breaks down any leftover salts that may be present on cleaned surfaces, as well as neutralizing any salts that may have dried on landscaping, metals and trim. The heavy waxing provides a hydrophobic effect that makes rinsing very easy, as well as adding a glossy shine to most surfaces and preventing hard water spots on windows. This also creates a protective barrier for metals and trim, prolonging the quality of our services.
